Office Fit Out and BER Upgrade to Georges Quay Plaza and Court

JSA were appointed by Henderson Park to provide full architectural services for the comprehensive refurbishment and BER upgrade of this landmark office building in Georges Quay, Dublin.

Acting as both Architect and Assigned Certifier, JSA managed the project from design development through construction and completion, ensuring full compliance with the Building Control (Amendment) Regulations (BCAR) and the highest standards of quality throughout delivery.

The project involved the transformation of a prominent commercial asset through a coordinated programme of architectural, energy performance and tenant enhancement works. The refurbishment included the complete upgrade of all toilet cores, the delivery of CAT A office fit-outs, and substantial enhancements to both the building façade and main reception areas. These interventions significantly improved the tenant experience, modernised the building’s appearance, and contributed to an improved BER rating and enhanced sustainability performance.

Working within an existing commercial building presented a number of challenges, including the integration of contemporary building standards, energy efficiency measures and modern workplace requirements within the constraints of the existing structure. Through careful planning, detailed coordination with the client, contractor and consultant team, and a phased delivery strategy, JSA successfully navigated these complexities while minimising disruption to the ongoing operation of the building.
