JSA Architects returned to Northern Cross Town Centre in 2021 to deliver a 191-unit residential block ranging from 7–9 storeys over a double basement. The scheme comprises a mix of studio, one- and two-bedroom apartments, each with private balcony space.  The development was completed in August 2023.

The design prioritises sustainability and resident wellbeing through a fabric-first approach, optimising insulation, airtightness, and daylight access to reduce energy demand. Roof-mounted solar PV panels contribute to on-site renewable energy generation, while energy-efficient building systems further minimise operational carbon.

Communal roof terraces and an enhanced public park, including a dedicated children’s play area, provide high-quality amenity space and support biodiversity. Sustainable drainage measures and provisions for active travel, such as secure bicycle parking, are integrated to promote a low-impact, connected urban environment.
