Unit F1 is a strategically significant logistics facility at Horizon Logistics Park, developed for Henderson Park and serving as FedEx’s primary distribution centre in Ireland.
Comprising approximately 157,000 sq ft, the building is arranged over two levels of warehousing and three levels of office accommodation. The facility is engineered to support high-throughput logistics, with 30 dock levellers and a carefully considered layout that enables clarity of movement, operational efficiency, and long-term adaptability.
The design responds directly to the scale and complexity of FedEx’s operations. Particular attention was given to future-proofing the facility, including the integration of infrastructure to support an evolving electric delivery fleet — aligning operational performance with broader sustainability objectives.
JSA Architects delivered the base build, completed in July 2025, and were subsequently retained by FedEx to lead the fit-out. This continuity of involvement ensured a disciplined execution of the original design intent, from shell and core through to operational readiness.
The building achieves LEED Gold certification, reflecting a rigorous approach to environmental performance, energy efficiency, and responsible material specification.
JSA provided full architectural services, including PSDP and Assigned Certifier roles, maintaining a high level of control, coordination, and compliance throughout all stages of delivery.
